How to check a Dubai property listing is genuine
12 Oct 2026 · Jitendra
Most listings are honest, but it takes a few minutes to check. Do these before you pay anything.
1. Find the advertising permit number
Every property advert in Dubai must show a permit number issued by RERA. If a listing has none, ask for it. If the agent cannot give one, walk away.
2. Check the agent
Brokers must hold a RERA broker registration number (BRN), and agencies a registered trade licence and ORN. Ask for both and confirm them on the official DLD channels.
3. Check the property
For a ready home, ask to see the title deed and match the owner's name to the person selling. For off-plan, ask for the project's RERA registration and the Oqood details.
4. Pay only through regulated routes
Off-plan payments go to the project's escrow account. Resale deposits are usually paid by manager's cheque at the transfer office or into a regulated account. Never send money to a personal account or in cash.
5. Be careful with pressure
A price far below the market, a demand for a quick deposit or a refusal to let you visit are all warning signs.
If something looks wrong, report it to the Dubai Land Department.
