What buying property in Dubai really costs

The listed price is not the full amount you will spend. Plan for these as well.
Dubai Land Department transfer fee
The DLD transfer fee is 4% of the property price, with a small administrative fee on top. It is normally paid by the buyer. Off-plan purchases have their own registration charges, so ask your agent for the exact figure for your project.
Agent commission
Commission is agreed between you and the brokerage. Ask what it is and get it in writing before you start.
Mortgage costs
If you are borrowing, expect a property valuation fee, a bank arrangement fee, mortgage registration and life or property insurance. Non-residents and first-time buyers face different minimum deposits, so ask your bank.
After you buy
Owners pay annual service charges to the building or community, and may pay utilities connection deposits and a home insurance premium. Check the service charge per square foot before you decide, because it can change the real return on a rental property.
Fees change, so check the current figures with the DLD or a licensed agent.
